Buying or selling a home is a significant step. Whether it is your first purchase, an investment property or a move to your next home, clear advice helps you understand the contract and what needs to happen before settlement.
LegalSense NQ assists with residential property conveyancing, transfers of ownership and property matters involving subdivisions. We explain the legal process in practical terms and help you identify the decisions, documents and dates that need your attention.
Support from contract to settlement
Every property and contract is different. Depending on your transaction, our assistance can include:
- Reviewing a proposed contract and explaining special conditions before you sign.
- Discussing finance, inspection and settlement conditions and their deadlines.
- Considering title details, relevant searches and issues affecting the property.
- Reviewing seller disclosure information and identifying further enquiries.
- Liaising with the other party's representative and your lender about settlement requirements.
- Preparing transfer and settlement documents and explaining adjustments.
Advice for buyers and sellers
For buyers, the priority is understanding what you are purchasing and the conditions you are agreeing to. Tell us about your intended use, finance arrangements and any concerns raised by an inspection or the selling agent.
For sellers, preparing early helps identify the documents and information needed for the transaction. Queensland's seller disclosure scheme commenced on 1 August 2025. Where it applies, disclosure must be provided before the buyer signs. Exemptions and transaction-specific requirements need to be checked. Read the Queensland Government's seller disclosure overview.
What to send us
Please provide the draft or signed contract, disclosure documents, property address, agent's details and any relevant correspondence. Let us know your finance and inspection dates, intended settlement date and whether you are also selling or buying another property.
If a contract is already signed, contact us promptly. Do not assume that a request for more time has been accepted or that a contract condition has been satisfied without checking.
Common questions
Can you review the contract before I sign?
Yes. A pre-signing review lets us discuss the proposed terms and any changes you may wish to seek. If you are considering an auction purchase, arrange advice before bidding.
Does seller disclosure replace property searches and inspections?
No. Disclosure does not cover every possible concern, including matters such as structural condition and flooding history. We can discuss which further enquiries are relevant to your purchase.
Can you help with a family transfer?
Contact us with the current ownership details and proposed change. We can consider the legal documents and issues to address, including lender requirements and whether duty advice is needed.
